The following information has been provided by our Managing Agent Orsid Reality
Dear Unit Owner(s):

The following items are needed to complete your application to perform work in your unit. We ask that you submit all the necessary information listed below at one time in one package. Please be advised that your application will not be deemed as submitted until all applicable required documentation has been submitted to this office.

■ Signed Alteration Agreement (3 originals; click for form)

■ $1,000.00 refundable security deposit (Payable to 260 West Broadway Condominium); and a non-refundable processing fee (Payable to Orsid Realty Corp.) as follows:

Cosmetic Renovation/Decoration Work (Type I) $ 200.00
Some examples include: carpeting, wallpapering, painting, refinishing existing wood flooring (sanding/staining); re-grouting bathroom tile; replacing an appliance or individual light fixture in the existing location, installation of a window AC unit.

Standard Alteration/Repair Work (Type II) $ 500.00
Some examples include: full replacement of two or more plumbing fixtures (lavatory, bathtub, stall shower construction or shower area retiling) in their existing location with similar size and style fixtures; installation/replacement of kitchen cabinetry/counters, without changing existing layout, installation of new appliances and fixtures with only minor electrical work.

Major Alteration/Renovation Work (Type III) $1,000.00
Some examples include: removal or construction of any wall or ceiling; installation of new flooring or partitions; any new or modified penetrations of the exterior building wall (i.e., approved through-wall a/c or exhaust vent); replacement of windows; heating and air conditioning work (excluding sleeve and window AC units); electrical work; plumbing work; and combinations of apartments, kitchen and bathroom alterations which involve reconfiguration of space and installation of new appliances & plumbing fixtures.

■ Detailed plans and scope work (3 copies)

■ Copy of the Scope of Work and executed contract agreement with your contractor

■ Certificate of Insurance from general contractor and subcontractors as outlined in the Alteration, Modification, Improvement and Repair Policies and Procedures. 
All insurance certificates must contain the following:

  • Orsid Realty Corp
  • Unit Owners name and address
  • 260 West Broadway Condominium must be listed as additionally insured.
  • Workers Compensation

■ Copy of Plumbers License – Clear copy showing a valid expiration date (if applicable)

■ Copy of Electrician License – Clear copy showing a valid expiration date (if applicable)

The Board of Managers and/or Orsid Realty Corp. will NOT execute a “Professional and Owner Certification” should your project require filing with the New York City Department of Buildings. Although this document may assist with expediting the project “sign off” by the DOB, its execution would obligate the Condominium to cure any construction deficiencies that may exist following the completion of your work. This is a liability we are not willing to assume.

“As-built” drawings required. When you have completed your renovation, you will be required to submit “as-built” drawings in electronic format. These will be incorporated into the running schematic the corporation is trying to keep of all building renovations.
